Important Information on KCRAR Forms

As you know, all of the KCRAR residential forms were recently updated.  Many of the forms were changed significantly.  In the second week of January the new residential forms became available for purchase from the KCRAR REALTOR® Store and they were also made available to  download, at no cost, from the Association’s website, www.kcrar.com.

 

The new forms are also now available through Quick Contract Online.  Quick Contract is offering a free 30-day trial of the online product. Please go to www.quickcontractonline.com for complimentary access.  The Quick Contract desktop software will be completely updated with all the new residential forms within the next two weeks.

 

Please note:  Please immediately discontinue use of all prior versions of Johnson County Board, Metro KC Board and/or KCRAR residential forms with a date prior to 2002. Effective May 31, 2003 KCRAR will no longer approve, support or endorse residential forms that have a date prior to 2002. Any prior approvals are rescinded as of May 31, 2003.

 

For those of you who attended one of the special KCRAR forms training classes for Brokers & Managers last October, please note that there have been significant changes to many of the forms discussed at the training session. These changes are a result of the comments and suggestions you made. Most significantly, the “agency disclosure” requirements in the residential sales contract are now a separate disclosure form and not part of the residential contract.

 

It has also come to our attention that the “Lead Based Paint Disclosure Addendum”, dated October 2002 are not in strict compliance with EPA requirements. As such we advise that: 1) you discontinue their use immediately, and 2) bring in any unused 2002 “Lead Based Paint Disclosure Addendum” forms that you purchased through KCRAR for a free trade-in of the new form. (Or, visit www.kcrar.com for the current, EPA approved version).

 

Since there have been numerous changes and enhancements by the Forms Committee since October, an additional Forms Training class has been scheduled for brokers and managers on Friday, March 28th at 9:00AM in the KCRAR classroom.  This session is free of charge but space is limited and reservations are required.  To reserve your spot, please call Tricia Grace at 913 498-0018, extension 318 or email her at triciag@kcrar.com.
