Households Unfazed by Expiring Tax Credits


The expiration of the home buyer tax credits won’t deter optimistic households who believe the market is improving, according to a survey released by Prudential Real Estate and Relocation Services.

More than 90 percent of those surveyed believe the home buyer tax credits have helped both first-time buyers and the overall housing market, but 65 percent say that end of tax credits won’t reduce their personal interest in buying a home.

3.5% Closing Cost Assistance and Appliance Incentive Extended Through June 30, 2010


Fannie Mae is extending the 3.5% incentive for homebuyers who purchase and close on a Fannie Mae-owned home by June 30, 2010.

Buyers purchasing properties listed on HomePath.com will continue to be offered an incentive of up to 3.5% of the final sales price to be used towards closing costs, the purchase of new Whirlpool® appliances, or a combination of the two.

Treasury Alerts REALTORS® to Fraud Scheme


If a buyer tries to use a "personal promissory note" or "private offset bond" to buy a home, the matter might be an attempt at fraud and you should let the U.S. Treasury Department know, a notice from the Treasury's Office of Inspector General says.

Deadline in Two Weeks - December 31


Due to a mandate from NAR, All KCRAR members must complete and report Code of Ethics training by December 31, 2008If it is not completed by December 31, 2008 at noon, we are required to SUSPEND YOUR MEMBERSHIP to KCRAR until you have completed this mandate. That means you will not have access to any member services such as HMLS, contracts and forms, classes or lockboxes.


Suspension will be lifted when the training requirement is met during the months of January and February 2009.
  But failure to complete the requirement by March 1, 2009 will result in automatic membership termination.

Conviction in REALTOR® Kidnapping


A Kansas City judge in October sentenced a man to 25 years in prison for kidnapping a real estate agent in Grandview in August 2006.  In the previous month a jury convicted the man, Jewell Saunders, of kidnapping, first-degree robbery and armed criminal action.

Unfortunately stories of this nature continue to be reported from around the country, yet most agents still fail to revise their business models to include safety precautions.

State Taxes and Your License


We have been receiving numerous calls from many real estate agents asking for a clarification of the state income tax statues. Both states of Missouri and Kansas have notified licensed professionals such as doctors, lawyers and real estate agents that if they are not paying their required income taxes to the state in which their income was earned their licenses will be revoked or suspended.

Both states levy taxes on income earned in their state.  It does not matter where the individual's primary state of residence may be or where the office address is or where the broker is located.

Complete Your Ethics Training Requirements On-Line -- For Free

 By December 31, 2004, all REALTORS must take 2 1/2 hours of ethics training consistent with P. S. Policy Statements #47 and #48 in the National Association's Code of Ethics and Arbitration Manual. NAR offers two on-line ethics courses at REALTOR.org that fulfill these obligations:  one for new members and one for existing members .  With over half the time to complete training gone, NAR encourages REALTORS to begin steps TODAY to satisfy their ethics training obligations.  (NOTE:  Consult Debbie Strange at KCRAR at (913) 498-0018, ext. 315 for local training opportunities).  The on-line courses are available from any screen of REALTOR.org under "Quick Links" or at the following URL --  24 hours a day, free of charge.  Questions can be directed to the Member Policy Department at (312) 329-8399.
